Square footage starts the calculation. These factors tell us how many real labour hours the finish will take.
Walls-only work is different from ceilings, baseboards, doors, cabinets or detailed exterior trim.
Patching, sanding, caulking, stain blocking, scraping and exposed substrate add work before colour goes on.
Primer needs, colour changes, finish sheen and the number of coats affect coverage, durability and time.
Stairwells, vaulted rooms, upper elevations, steep grades and tight clearances slow safe production.
Furniture, flooring, occupied rooms, elevator bookings, parking and strata hours all change setup time.
A fixed or urgent deadline can require a larger crew or a different schedule. Exterior work also needs dry weather.

A detailed online estimator can place a straightforward project in a useful budget band. It cannot see cracks, failing coatings, water stains, access restrictions or the true amount of trim, so it should not be treated as a binding quote.
We would rather show the assumptions than hide them behind a single price.
We serve homes and properties across our core Lower Mainland service area. Conditions such as strata access, steep grades and older surfaces are handled in the on-site scope.

It is designed for early budgeting, not as a binding quote. The more accurate your size, scope, prep and access answers are, the more useful the range will be. A site visit is still needed to confirm the surfaces and write a fixed price.
Our current published minimum charge is $1,400 + GST for interior work and $2,400 + GST for exterior work. Even a small project requires crew travel, setup, protection, prep and cleanup.
The large result is shown before GST. We also display a separate estimated total with 5% GST so you can see both numbers.
Our written estimate confirms the areas and surfaces, preparation, protection, products, primer and coat assumptions, cleanup, timeline and price. Any exclusions or allowances should be clear before work begins.
Photos and this tool can help with initial planning, but our fixed quotes are based on an on-site assessment. We need to see condition, access and detail in person to quote accurately.
We charge what we quote when the agreed scope stays the same. If you request additional work or a hidden condition requires a scope change, it should be discussed and approved before the extra work proceeds.
We publish a 3-year workmanship warranty plus a satisfaction guarantee. Floors, steps and decks are excluded from the workmanship warranty; confirm full terms in your project documents.
We use premium Sherwin-Williams and Benjamin Moore products, selected for the surface, environment and finish requirements of the project.
Do not scrape or disturb suspect texture. Older or unknown material should be lab-tested first. Confirmed asbestos must be handled by a qualified abatement contractor before normal refinishing work begins.
