Painting Prices in Vancouver

Realistic 2026 planning ranges, the factors behind your quote, and a calculator that helps you build a sensible starting budget before an on-site estimate.

The quick answer: walls-only interiors often plan around $2-$4 per sq. ft.; fuller interior repaints around $3-$7 per sq. ft.; and many Vancouver exteriors fall between $4,000 and $20,000+. Prep, access and the exact surfaces included decide where your project lands.

Why prices vary

What affects the cost of painting?

Square footage starts the conversation. Labour time finishes it. These are the eight details that most often move a Vancouver painting estimate.

Area and scope

Floor area is only one measure. Walls, ceilings, baseboards, doors, closets and railings each add their own surface and edge work.

High impact

Prep and repairs

Patching, sanding, scraping, caulking, stain blocking and fixing earlier paint failures can take longer than applying the finish coats.

Usually the biggest driver

Paint system

Primer needs, product line, sheen and coat count matter. Specialty coatings for cabinets, stains or high-wear trim need a different process.

Moderate impact

Colours and coverage

More colours create more cutting and setup. Dark-to-light changes, bright reds and some high-contrast combinations can require added primer or coats.

Low to high impact

Height and access

Vaults, stairwells, steep grades, tight side yards and high rooflines require slower cutting, added safety setup or access equipment.

High impact

Occupied or empty

Occupied homes need furniture moving, clean travel paths, daily resets and more protection. Empty rooms let the crew move more efficiently.

Moderate impact

Condo logistics

Elevator bookings, loading windows, hallway protection, parking and strata work hours can turn a small unit into a slower project.

Project dependent

Weather and drying

Exterior washing, drying, priming and curing need suitable weather. Vancouver rain, shade and heavy dew affect sequencing and schedule.

Interior painting prices in Vancouver

A room count is useful, but a surface list is better. The ranges below reflect professional protection, ordinary prep, materials, application and cleanup - not a quick coat over every defect.

Exterior investment guide

Exterior painting prices in Vancouver

For exteriors, prep and access routinely outweigh raw square footage. A smaller character home with failing coatings can cost more than a larger, simple home whose existing finish is stable.

Exterior type Typical conditions Planning range What moves it higher
Small repaint
Townhome or simple elevations
Stable coating, straightforward access, limited trim $3,500-$6,000 Peeling areas or extra colours
Bungalow
1,200-1,600 sq. ft.
Typical wash, prep, targeted prime and repaint $4,000-$8,000 Bare wood and trim repair
Mid-size detached
Moderate prep
Two storeys, typical ladder work, some scraping and caulking $8,000-$15,000 Steep grade or coating failure
Detailed / hard access
2.5 storeys or steep site
Heavy prep, lift or staging plan, multiple colours $15,000-$25,000+ Ornate trim and substrate repairs
Character home
Ornate woodwork
Detailed scraping, repairs, priming and slow finish work $15,000-$30,000+ Lead-safe or complex restoration needs

Hemlock’s published exterior minimum is $2,400 + GST. Published per-square-foot figures of roughly $1.50-$6 are a rough starting point only because elevation area, prep and access are measured differently.

Beyond walls and siding

Specialty painting cost guides

Cabinets and textured ceilings are preparation-heavy projects. Their prices use different units, so comparing them to wall painting by square foot creates misleading expectations.

Kitchen cabinets

$1,900-$8,000+

Small kitchens with 15-20 doors and drawers often plan around $1,900-$3,500. Typical 25-35 piece kitchens run roughly $2,600-$7,500, while large or custom kitchens with 40+ pieces can reach $4,300-$8,000+.

  • Count doors, drawers, panels and islands
  • Confirm cleaning, sanding and bonding primer
  • Compare spray versus brush/roll finish plans
  • Ask about curing and hardware reinstallation

Popcorn ceiling removal

$6-$12+ / sq. ft.

Remove-and-refinish projects commonly plan around $6-$10 per sq. ft.; skim coating over texture around $8-$12+; and asbestos abatement plus refinishing around $12-$25+ per sq. ft., plus testing.

  • Test before disturbing older texture
  • Confirm scrape versus skim-coat method
  • Define the finished surface level
  • Include containment, prime and paint

Apples-to-apples comparison

How to compare painting quotes

The cheapest total is not automatically the best deal, and a higher total is not automatically better. First make the scopes equal. Then compare price, risk and accountability.

Check Too vague to compare Useful written detail
Surfaces “Paint the interior” Named rooms plus walls, ceilings, baseboards, casings, doors and closets
Preparation “Standard prep” Defined patching allowance, sanding, caulking, stain blocking and repair exclusions
Products “Premium paint” Brand, product line, sheen, primer and expected coat count by surface
Protection Not mentioned Floor, furniture, landscaping, windows and travel-path protection
Price changes Verbal assurance Fixed total plus a written process for owner-requested scope changes
Closeout “Cleanup included” Daily cleanup, final walkthrough, touch-ups, leftover paint and warranty terms

How this estimator works and where it can be wrong

The base bands come from Hemlock’s published 2026 Vancouver guides. Approximate adjustments widen or shift the range for prep, access, occupancy and colour complexity. These adjustments are a budgeting model - they are not Hemlock’s estimating formula. Photos and square footage can miss substrate failure, detailed trim, strata restrictions, hazardous-material requirements and access equipment. An on-site measurement and written scope remain the only way to produce a fixed project price.

  • Interior base: $2-$4 per sq. ft. for walls only; $3-$7 for a fuller repaint.
  • Exterior and condo selections use Hemlock’s published project bands.
  • Cabinet bands use door-and-drawer counts; ceiling bands use ceiling area.
  • Ranges round to the nearest $100 and respect published minimum charges.

Budgeting, payments and financing

Hemlock’s public website does not currently advertise a third-party consumer financing programme. We have not labelled financing as available without published terms. Ask the estimator about current payment methods and the payment schedule that would apply to your project.

Ways to control the budget without cutting prep

  • Prioritize walls, then phase ceilings, doors or low-priority rooms
  • Paint before move-in when rooms can be empty
  • Clear art, shelves and smaller furnishings before the crew arrives
  • Keep trim colours consistent and simplify the colour plan
  • Bundle related work when it reduces repeated setup and protection

Painting price FAQ

Common questions Vancouver homeowners ask before comparing painting companies and booking estimates.

How much does it cost to paint a house in Vancouver?

Walls-only interior budgets often start around $2-$4 per sq. ft., while a fuller scope with walls, ceilings and trim commonly plans around $3-$7 per sq. ft. Many 2,000 sq. ft. full interiors land near $8,000-$15,000+. Exterior projects commonly range from about $4,000-$20,000+, with detailed or difficult properties going higher.

Why can two homes with the same square footage cost different amounts?

Floor area does not show wall height, door and trim counts, repairs, access, furniture protection, colours or strata restrictions. Those details change labour time, which is why the same square footage can produce very different fair quotes.

What are Hemlock Painting’s minimum charges?

Hemlock currently publishes a minimum interior charge of $1,400 + GST and a minimum exterior charge of $2,400 + GST. Minimums cover the real setup, protection, prep, travel and cleanup required even for a small project.

Are the prices on this page quotes?

No. They are 2026 Vancouver planning ranges. Hemlock provides a fixed written estimate after seeing and measuring the project on site. The calculator is helpful for early budgeting but cannot diagnose prep, access or substrate conditions.

Does Hemlock give painting quotes over the phone?

No. Hemlock requires a site visit before providing a fixed cost because surface condition, access and protection needs cannot be priced reliably by phone. The company provides a same-day written estimate during the on-site appointment.

Will the quoted price change after the job?

Hemlock states that it charges what it quotes. If you decide to change the scope after the quote, the added or removed work should be documented before it proceeds so the updated price remains clear.

Is paint included in a professional estimate?

It should be clear in writing. Hemlock’s published planning ranges assume labour plus standard professional materials, but every fixed quote should name the paint line, sheen, primer requirements and coat assumptions. Ask whether specialty coatings or colour changes create added costs.

Should I compare painters by price per square foot?

Only when both companies measure the same thing and include the same surfaces. Some painters use floor area; others use paintable surface area. A room-and-surface scope with prep and coat counts is a more reliable comparison.

How much GST should I add?

The Government of Canada lists a 5% GST rate for British Columbia. Hemlock publishes its minimum charges as “+ GST.” Confirm the tax treatment and final tax amount on your written estimate. The estimator on this page can display its planning range with 5% GST included.

Does Hemlock offer financing?

Hemlock’s public website does not currently list a third-party financing programme or published credit terms. Ask during your estimate whether any current payment options are available. The savings planner above is for personal budgeting only and is not a financing offer.

What warranty does Hemlock provide?

Hemlock publishes a 3-year workmanship warranty, excluding floors, steps and decks, along with its satisfaction guarantee. Ask for the complete written coverage, exclusions and claim process with your project documents.

How can I lower the price without lowering durability?

Reduce setup time and tighten the scope - not the preparation standard. Clear smaller belongings, paint while empty if possible, simplify colours, keep acceptable ceilings or doors for a later phase, and define the finish level you actually need.

Pricing methodology and source notes

This page consolidates Hemlock’s published 2026 Vancouver pricing guides and current company policies. It also uses Government of Canada tax information and BC homeowner guidance to make the quote-comparison advice more useful. Ranges are rounded planning allowances and should be reviewed at least annually.
